How We Build a Custom Home

A custom home typically takes 12 to 18 months from first meeting to move-in. Here's what that looks like.

  1. Discovery

    A no-pressure conversation about how you live, what you've outgrown, and what you've always wanted. We review sites, budgets, and timelines honestly.

  2. Design

    We partner with your architect, or introduce you to one of ours, to develop a plan that fits the site and the way you live. You see pricing as the design evolves — not after.

  3. Selections

    A dedicated selections coordinator walks you through finishes, fixtures, cabinetry, and millwork. The pace is set by you, not by the schedule.

  4. Build

    A single project manager is your point of contact for the full duration of construction. Weekly updates. Clean, orderly sites. No surprises.

  5. Handoff

    A full walkthrough before you move in. A one-year warranty review after. We stay in touch long after the keys change hands — most of our work comes from clients and neighbors of clients.

We build across Greater Cincinnati, with a particular focus on communities where architectural character and lot quality matter: the West Side of Cincinnati, Indian Hill, Hyde Park, Mariemont, Madeira, Mason, Montgomery, Wyoming, and Terrace Park.

Building in an established neighborhood comes with its own considerations — setbacks, mature trees, and neighbors who care. We’ve worked with most townships and permitting body in the area and know how to move a project forward without shortcuts.

How much does it cost to build a custom home in Cincinnati?

True custom homes in Greater Cincinnati typically start around $400 per square foot, and final cost depends on the site, finishes, and complexity of the design. We’ll give you a defensible budget early in the design process — before you’re too far in to adjust.

How long does it take to build a custom home?

Plan on 12 to 18 months from first meeting to move-in. Design typically runs 4 to 6 months, permitting 1 to 2, and construction 8 to 12. Sites with difficult grading, complex permitting, or long lead-time materials can extend that.

Do I need to own the land before you start designing?

No. We can walk lots with you and help evaluate fit before you commit. We have longstanding relationships with real estate agents and land specialists across Cincinnati and Northern Kentucky, and we’re happy to make introductions.

What's the difference between a custom home and a semi-custom home?

A semi-custom home starts from a floor plan a builder has already drawn and lets you choose finishes. A true custom home starts from your site and your life — the floor plan, elevations, and every detail are designed for you. Both can be beautiful; only one is truly yours.

Do you build outside of Cincinnati?

We build across Greater Cincinnati, Northern Kentucky, and Southeast Indiana. If your site is within about an hour of downtown Cincinnati, we can likely help.

What about tear-downs and rebuilds?

We build a significant portion of our homes on tear-down lots in established neighborhoods like Hyde Park, Loveland, Indian Hill, and Mariemont.

Are your homes energy efficient?

Every Dennis Ott home is built above code for envelope, insulation, and mechanical performance. We also offer LEED-certified builds for homeowners who want independently verified energy performance — something very few Cincinnati builders offer.
